What do the units cost?
Ground floor- US $385,000; top floor-US $425,000.
What do I get for my money?
Each unit comes fully and expensively equipped, luxuriously finished
but unfurnished. The living space comprises about 1,150 square feet plus
150 square feet of covered outdoor terrace space. All ceilings are 11 feet
except in the 2nd floor living and master bed-rooms where the ceilings are
cathedral.
What are the purchase procedures?
Your questions related to the location, construction, size, equipment,
timing and terms of your luxury condominium purchase will be answered
either directly by the owner/developer (click
here to contact us) or through the development’s exclusive
realtor agent on site.
Are there any restrictions on the purchase of real estate by
foreigners?
Foreign buyers and sellers enjoy the same rights and legal protections as
Belizeans.
What form of ownership title will I receive as a residential condo
purchaser?
You will receive two certificates: a “Land Certificate” or government
guarantee of your underlying land ownership; and a condominium “strata
title” or separately registered proof of ownership of the specific unit
that you have purchased in the building.
Is legal assistance recommended and available to help in my purchase?
While you do not need an attorney to purchase a home in Belize the
assistance of an attorney is recommended. Your real estate purchase can be
complex and typically involves significant financial commitment. Most
attorneys in Belize maintain offices in Belize City and can be found in a
telephone directory of that city. They typically charge a fee of 2%.
What purchase finance choices do I have?
Most foreign buyers find that the financing terms and options
(conventional mortgages or Home Equity Lines of Credit) available in their
home countries are superior to the traditional lending options available
here in Belize. If requested, the developer will introduce potential
buyers to a local banking source where more favorable terms may be
secured.
What taxes and fees can I expect to pay when I purchase my home?
Fees related to property registration and filing usually amount to a few
hundred US dollars. At present, all property purchases are subject to a
Stamp Transfer Tax of 5% on the transaction value over US $10,000.
What other property related taxes and fees do I need to know about?
Annual property taxes are negligible and no capital gains or General Sales
Tax are assessed on the resale of existing homes at present.
Will the property be professionally managed?
We anticipate hiring a property manager to oversee the maintenance,
improvement, security and landscaping needs of the owners and manage all
rental activities.
When complete what will be the ongoing costs?
Each unit will be assessed a fee of $200 per month to cover
property taxes, maintenance and repair, landscaping, reserve additions and
management and grounds staff salaries. The management will determine all
future assessments.
Are there any other ongoing expenses that I need to know about?
The common areas, structure and contents of your individual homes will
be covered by “all perils” (fire, vandalism, wind, theft, etc.) property
casualty insurance. The policy will also protect against public liability
on the grounds and in your units. We anticipate the annual cost to be US
$1,500.
Will I be able to use my stateside appliances and portable electrical
equipment in Placencia?
All electric service in Belize is 110v/220v; 60hz as it is in the
United States and is plug compatible.
